Clogged AC Drain Line: The #1 Summer Call We Get in Savannah

Water stain on the ceiling under the attic air handler. A puddle at the base of the unit in the closet. Or the system just quits and the thermostat shows nothing obviously wrong.

Nine times out of ten in a Savannah summer, that’s a clogged condensate drain. It’s the most common call we run between June and September, and it’s almost entirely preventable with a habit that takes two minutes a month.

Why Your AC Makes Water in the First Place

Your air conditioner isn’t only cooling air. It’s wringing water out of it.

Humid indoor air passes over the cold evaporator coil, moisture condenses on the fins the way it does on a glass of sweet tea in July, collects in a drain pan below, and exits through a PVC line to somewhere outside or into a drain.

A typical Savannah home’s AC removes somewhere between 5 and 20 gallons of water per day during peak summer. That’s not a typo. On a humid day with the system running hard, it’s a lot of water moving through a three-quarter-inch pipe.

That volume is exactly why our drain lines clog more than they do in drier parts of the country.

Why They Clog So Fast Here

Four things conspire.

Volume. More water moving through means more opportunity for anything to accumulate.

Biology. The inside of that line is dark, perpetually damp, and sits at a comfortable temperature. Algae and biofilm establish quickly and build into a slime that eventually plugs the pipe. This is the actual cause in most clogs we clear.

Dust and pollen. Whatever gets past your filter lands on the wet coil, washes into the pan, and travels into the line, where it binds with the biofilm.

Season length. Systems here run seven or eight months. A line that might survive a short northern summer has far more time to close up.

Signs You Have a Problem

The system shuts off by itself. Most modern systems have a float switch in the drain pan or line. When water backs up, the switch cuts power to prevent flooding. If your AC stopped and there’s no obvious electrical issue, check the pan.

That switch is doing its job. It’s a safety feature, not a malfunction, and if you have one you should be grateful for it.

Water around the indoor unit. A puddle at the base of the air handler or furnace.

Ceiling stains. Attic air handlers are common in Savannah, and an overflowing pan up there shows up as a brown ring on the ceiling below. By the time you see it, water has been running for a while.

A musty smell when the system kicks on. Standing water in a pan grows things, and the blower pushes that smell through the house.

No water at the outdoor drain outlet. Find where your line terminates, usually a PVC stub near the foundation or through an exterior wall. On a humid day with the AC running, it should be dripping steadily. Bone dry means it’s not draining.

Clearing It Yourself

This is genuinely within reach for most homeowners.

You’ll need: a wet/dry shop vacuum, distilled white vinegar, and maybe a few towels.

1. Turn the system off. Thermostat off, and at the breaker.

2. Find the drain line. A PVC pipe leaving the air handler, typically three-quarter inch. Follow it to where it exits the house.

3. Clear the outdoor end with a shop vac. This is the most effective step. Seal the vac hose to the pipe end with your hand or a rag to get suction, and run it for two to three minutes. You’ll often hear the clog release and pull water and sludge into the vacuum. That’s the whole fix, most of the time.

4. Find the access port indoors. Near the air handler there’s usually a T-shaped fitting with a cap. Remove it.

5. Pour a cup of distilled white vinegar down the access port. Let it sit 30 minutes. It kills the biofilm.

6. Flush with a bit of water and confirm it’s running out the outdoor end.

7. Empty the drain pan if there’s standing water. Sponge or shop vac it out.

8. Reset the float switch. Most reset automatically once water drains. Restore power and the system should start.

A note on bleach: a lot of advice online says to use bleach. I’d avoid it. It corrodes the metal drain pan and any metal fittings over time, and it can damage the coil. Vinegar does the job without the collateral damage.

When to Call Instead

Stop and call a technician if:

  • The clog won’t clear with a shop vac
  • Water has reached drywall, insulation, or flooring
  • The float switch doesn’t reset after draining
  • There’s visible mold in the pan or around the unit
  • Your air handler is in a hard-to-reach attic and you’re not comfortable up there
  • The line is clogged again within weeks, which suggests a slope problem or a line that needs proper mechanical cleaning

That last one is worth taking seriously. Drain lines need continuous downward slope. If a line sags between hangers, water pools in the low spot and it will clog repeatedly no matter how many times you clear it. That’s an installation correction, not a maintenance task.

Preventing It

The monthly habit: pour a cup of distilled white vinegar down the access port once a month during cooling season. March through October here. That single practice prevents most of the clogs we get called for.

Change your filter. Less debris reaching the coil means less material reaching the pan.

Install a float switch if you don’t have one. If your air handler is in an attic or above finished space and there’s no safety switch, add one. It’s an inexpensive part that prevents ceiling and drywall damage that runs into thousands.

Add drain pan tablets. Time-release tablets that sit in the pan and inhibit algae growth all season. Cheap, and they work.

Have the drain cleared at annual service. Any competent maintenance visit includes flushing the condensate line. It’s part of our maintenance plan visits.

The Secondary Pan Question

If your air handler sits in an attic, look for a secondary drain pan underneath the whole unit, with its own drain line that usually terminates somewhere conspicuous, like above a window.

That’s deliberate. If you ever see water dripping from a pipe over a window or eave, it means the primary drain has failed and the backup is doing its job. It’s a warning light, not a plumbing quirk. Get it looked at before the secondary pan overflows too.
